1Is the location and property genuinely good?
We assess the location, connectivity and the property's real merits objectively — on your behalf, not the seller's — so you know if it genuinely fits your needs. Because we earn no commission on the purchase, there is no version of this answer that pays us better than another.
2Is the title clear and the property legal?
We trace the ownership title back through the chain of previous owners and verify that all legal approvals are in order, so you are never left holding a disputed or unauthorised property. Where the title is not clean, we tell you exactly what would have to be cured before it is safe to proceed.
3Has proper due-diligence been done?
Yes — we run a thorough, structured check on documents, approvals, dues and risks, and hand you the findings in plain language before you commit. You also receive the checklist itself, so you can see what was examined rather than taking our word for it.
4Can I trust this developer?
We review the developer's track record and delivery history — completed projects, delays, MahaRERA status and any litigation — so you can judge their reliability with facts rather than marketing brochures.
5Will this property grow in value?
We share an honest, experience-based view of the area's prospects so your expectations are realistic. We do not forecast returns and we do not promise appreciation; anyone who does is selling something.
6Is my investment actually safe?
Protecting your money is our entire purpose. We flag every risk early, while you still have the option to renegotiate or walk away, so you either buy safely or step back before it costs you.
7Are you property brokers or agents?
No. We are consultants and we never take a brokerage or commission on your purchase. We charge a nominal consultancy fee for the verification and guidance work, which is why we are able to tell you not to buy when that is the right advice.
8What does it cost, and when do I pay?
A nominal consultancy fee, quoted upfront for your specific property before any work begins. There are no hidden charges, no percentage of the deal value and no payment linked to whether you go ahead with the purchase. The first consultation is free.
9At what stage should I contact you?
As early as possible — ideally before you pay any booking amount or token. Verification is most useful while you still have negotiating room. That said, if you have already paid a token, it is still far better to check now than after registration.
10Which areas do you cover?
Mumbai, Thane, Karjat, Panvel, Khopoli and Lonavala, along with the surrounding Mumbai–Thane belt. If your property sits just outside these areas, call us — we will tell you honestly whether we can do a proper job on it.
